Chairman DeBrodt called the Town of Ledyard's Inland Wetlands & Watercourse Commission  
meeting to order at 7:00pm on Tuesday, Oct 4th 2022, Hybrid via Zoom & In-person at the  
Council Chamber Annex.

Application #IWWC22-18URA of Avery Brook Homes, LLC, 1641 Rte. 12, Gales Ferry, CT  
06335 for URA activities associated with the siting of new single-family homes with associated  
grading and utilities on 9 of 36 lots in a proposed 8-30g Re-Subdivision located on 94,96,98 and  
100 Stoddards Wharf Rd, Ledyard CT.  
IWWC22-18URA of Avery Brook Homes, LLC 1641 Ret 12, Gales Ferry CT 0335 for URA  
activities associated with the siting of new single-family homes with associated grading and  
utilities on 9 acres for 36 lots in a proposed 8-30g Re-Subdivision located on 94, 96, 98, and 100  
Stoddards Wharf Rd Ledyard CT.  
Harry Heller presented for Avery Brook Homes, with Peter Gardner. Associate Andew McCoy  
was also present for the application. LLHD updated report was received and Report  
commissioned by GEI supporting groundwater recharge were received. Attorney Heller agreed  
to placing permanent markers along the wetlands.  
The Commission requested the following additional reports and analyses:  
a. Hydraulic analysis  
b. Nitrogen dilution analysis  
c. Nitrate removal assessment  
d. Bacteria timetable analysis  
MOTION to classify IWWC22-18URA as SIGNIFICANT IMPACT by LM Thompson;  
seconded by P. Maugle. Motion passed. 4-0-1 (abstention from D. Pealer)  
Public hearing for IWWC22-18URA scheduled at the IWWC next meeting on November 1  
2022 at 7pm (followed by regular meeting).

Application IWWC#22-19 of Steve Masalin, DPW, Town of Ledyard, 741 Colonel Ledyard  
Hwy. Ledyard CT 06339 to replace the existing Lantern Hill Road Bridge No. 137-001 over  
Whitford Brook with a 33ft. clear span, precast concrete, 3-sided culvert.  
Application IWWC22-19 of Steve Masalin, DPW Town of Ledyard, 741 Colonel Ledyard Hwy  
Ledyard CT 06339 to replace the existing Lantern Hill Rd Bridge No. 137-001 over Whitford  
Brook with a 33ft clear span, precast concrete, 3-sided culvert.  
No one was present for the application. Application was accepted and tabled for the next  
scheduled meeting.
